Frances welcomes you to her beautifully restored Victorian town house offering high-quality bed and breakfast accommodation London SE20, on the boarders of Beckenham and Penge. Situated in the quiet suburb of New Beckenham/Penge in southeast London,the home is a mere 15 minute journey by public transport from the centre of London, but still remote enough to escape the noise, bustle and high prices of central London. Crystal Palace Park and it's international athletics centre is also only a very short distance away. The two local stations are just a 5 minute walk from the Bed and Breakfast. From these stations London Victoria is just 15 minutes away or Charing Cross and Waterloo are 20 mins. This makes the home suitable for guests arriving from both Heathrow or Gatwick airports.

They offer guests off street parking, ensuite bedrooms, period breakfast room and a lounge/conservatory that accesses directly into the relaxing mixed flower, rockery and pond garden.

The Garden area
All of the rooms are pretty and freshly decorated to a very high standard, each with a private bathroom. The owners pride themselves on their hospitality and friendliness, and enjoy meeting and making new friends from all over the world.
There is a 10% discount for a reservation of 7 nights or more on any room.
The Accommodation.
The home has five rooms for bed and breakfast guests. There is a large double
ensuite room with a four poster bed, a twin room with it's own large private
bathroom, two large attic rooms with ensuite that can be used as a double, triple
or quad (using futon beds along with the double bed) and a smaller double with
ensuite facilities. The home is also particularly
suitable for family groups. All rooms have TV, tea and coffee making facilities
and hairdryers. Guests are also welcome to use the comfortable conservatory
area. Smoking is only permitted in the garden. Please
note there is a minimum 2 night stay.

ROOM 1 - A cosy first floor room suitable for 1 or 2 persons with a view of the picturesque rear garden. It is tastefully decorated in yellow ochre and white with matching curtains, headboard and bed valance. It has an ensuite bathroom with large purpose built shower cubicle, wash basin and WC. It is furnished with a double bed, wardrobe, chair, Sky TV (9 channels), 2 chests of drawers, tea/coffee facility. There is an iron, ironing board, hair dryer and personal safe, and a trouser press within the room.

The tariff for room 1 is £60 a night for double
and £40 a night for single occupancy.
ROOM 2 -The room overlooks the rear garden from the first floor and is tastefully decorated in sage green and cream with designer curtains at the windows, which are also featured on the wardrobe. It furnished with twin or king size bed, double wardrobe, chair Sky TV (with 9 channels, chest of drawers, vanity unit with wash basin, tea/coffee facility. There is an iron, ironing board, hair dryer and personal safe, and a trouser press within the room. This room is shown as a twin but it can also be converted to a double room. This room has a separate bathroom (illustrated below) with large roll top, bath with large overhead shower and lace shower curtain, a wash basin, bidet and WC, with marble floor and Victorian dark green tiles- This elegant bathroom is for the exclusive use of the occupants of Room 2.

ROOM 3 - The four poster room overlooks the front of the house and is on the first floor. It is tastefully decorated in "Shaker" green and white. The room is romantically furnished with a king sized four poster bed, wardrobes, sofa, and single futon chair, Sky TV with 9 channels, a chest of drawers, small table and chair, tea/coffee facility. There is an iron, ironing board, hair dryer safe and a trouser press within the room. The "shaker" green and white curtains at the windows are repeated as a valance around the bed, complimented by drapes. This room has an ensuite bathroom with large shower cubicle, washing basin and WC. This room can be adapted to incorporate a third person.

The tariff for room 3 is £65 a night for
2 people and £75 a night for 3 people. Single occupancy is £50.
ROOM 4 -This sunny, bright and cosy room is prettily decorated in pink, blue sand white, and has an ensuite bathroom with large purpose built shower cubicle, wash basin and WC. Located on the second floor, the large picture window overlooks the picturesque rear garden. It is furnished with a queen sized bed with Gothic Victorian iron surround and a single futon chair. There is a double wardrobe, Sky TV (with 9 channels), dressing table and stool, tea/coffee facility. There is an iron, ironing board, hair dryer and safe within the room. This room can be adapted to incorporate a third person.
The tariff for room 4 is £60 a night for 2
people and £70 a night for 3 people. Single occupancy is £40 a night.
ROOM 5 -This room is on the second floor facing the front of the property. It, is a cosy room brightly decorated in blue and yellow . This room has an ensuite bathroom with large purpose built shower cubicle, wash basin and WC. The room is furnished with a twin bed, a wardrobe, single futon chair, TV, dressing table and stool, tea/coffee facility. There is an iron, ironing; board, hair dryer, safe and a trouser press within the room. This room can be adapted to incorporate a third person.

The tariff for room 5 is £60 a night for
two people and £75 a night for 3 people. Single occupancy is £40.
