The family run B&B was built circa 1865, and is situated in a select conservation area, on the south side of the City, close to York City Centre. You can be assured of a very warm welcome. From the home there is easy access to the A64 and York City Centre and they are close by to some great pubs and restaurants which are all within a few minutes walk. To reach the city of York they are on a main bus route, and the buses stop regularly, right outside the door or you can enjoy a pleasant riverside stroll onto the centre, 1.5 miles away. The B&B also offers private off street car parking too.

The owners are a young family and they ensure that children are made very welcome. They are equipped with high chairs, bottle warmer and travel cots plus a good selection of toys and games available for children to use during your stay. As your hosts were born and raised in York they are happy to offer you first hand advice on local attractions and restaurants and they also have many leaflets and brochures available for guests. If you are enjoying a special occasion whilst staying at your hosts can offer flowers, champagne, wine, or chocolates for your arrival if you ask in advance (subject to an extra cost of course). The B&B also takes all major credit cards.
Accommodation
The bed and breakfast offers five ensuite bedrooms, four double ensuite rooms and one family room with a double, a single and a pull out bed. One of the double ensuite's is on the ground floor if you have trouble with stairs. All rooms have an ensuite shower plus one of the doubles has an ensuite bath and shower. Your hosts offer reduced rates for stays of 5 days or more, or for regular visitors (subject to availability). All of the rooms are equipped with colour TV (with free-view), DVD/CD players, hairdryers, hospitality tray with tea and coffee making facilities and radio alarm clocks. An iron and ironing board is available on request. There is also wi-fi broadband internet if you bring your laptop. Please note the B&B is non smoking.

Full English breakfast is included in the room rate, and is served in the comfortable dining room. There is a great choice which caters for most diets, including low fat and vegetarian. They also have a children's menu, and plenty of things to keep the kids amused! Advance notice of any special requirements will ensure that your hosts can fully meet your needs.

Nearby, you will find all of the historical attractions that York has to offer, as well as being only minutes away from York University, Fulford Golf Club, York Racecourse, the Macarthur Glen Designer Outlet, and Imphal Barracks.

Children under 3 years of age, in a travel cot are free of charge. Children 3–14 years £10 for 1st child and £5 for 2nd child per night

Check in is available up to 12 noon (your room may not be ready, but you may leave you luggage and collect your keys) and between 5pm and 10pm. They do accept arrivals outside these times, but this must be arranged at the time of making your reservation. Check out time is 10am.

In addition to the B&B Net cancellation policy and in the event of cancellation or "non-appearance" at this particular B&B, if you need to cancel the reservation, you must give 3 full days notice before your arrival date. Without the said notice you may be liable for the cost of the whole stay.
