This bed and breakfast is in a typical London Victorian stucco fronted house in Maida Vale near Little Venice. You can expect a wonderful welcome at the B&B from the owner (and her dog and cat) and you would never know that you were only ten minutes from Oxford Street as you wander down the wide, tree lined avenues. The BBC TV studios are just round the corner and Abbey Road Recording Studios are about a ten minute walk away. It’s possible to walk to Portobello Road in about 15 minutes and a bus at the end of the road goes to Harrods. Don’t forget to look out for celebs as you walk to the tube which is about 5 minutes down the road. It’s just 6 stops to Oxford Street for lots of shopping and just one more stop to Piccadilly for a trip to the theatre. We are also just one tube stop from Paddington and the Heathrow Express. A walk down the towpath at Little Venice is a must where you can visit the cafes and see Browning Island where Robert Browning the poet who lived nearby, used to row to get away from the ‘hustle and bustle’ of London. Maybe you’d like to take the canal boat up the Regent’s Canal past London Zoo and up to Camden Market. The owner is happy to advise you of all the best places to go. Please note this B&B does not take unaccompanied males guests, sorry.

About the local area

Maida Vale is a fantastically central place to live yet very safe and quiet too. The transport is fantastic and you can be in the West End or the city very quickly. Warwick Avenue station on the Bakerloo line is the nearest tube, about 5 minutes walk from the B&B, and a 10 minute tube ride and you are in Oxford Street. The number 6 bus, one minute away, also goes into Oxford Street. Bus 414 goes down to Knightsbridge (Harrods) the 31 will take you to Notting Hill, Portobello and the brand new Westfield Shopping Centre, the largest mall in Europe and the 328 will take you to Notting Hill and Chelsea. On the Hammersmith and City line, Royal Oak is just a minute further away than Warwick Avenue and that will take you into Moorgate and Liverpool Street. There is also a bus to Hampstead Heath.

Maida Vale is a great place to live and there is a lovely park, Paddington Recreation gardens are just five minutes walk away. Within that park is a gym and sports club, tennis courts, football pitches, hockey pitches, cricket pitch, bowling green etc. There is also a tennis club and a Holmes place gym all within a few minutes walk away. There are loads of restaurants and bars and Little Venice is only two minutes away. There are bars and cafes down the canal where there are wonderful walks along the towpath. The B&B is also very close to Regent's Park and Kensington Gardens.

There is a 24 hour Tesco supermarket five minutes away and lots of local shops too.

Parking : The home does not have parking but there is residents on steet parking in the area and there are loads of meters in the area too. It costs around £1/£1.20 per hour 8.30am-6.30pm Monday to Friday and is free at weekends and other times.


Accommodation
The room is a very large double with table and chairs, lots of wardrobe space, a two seater sofabed and a double bed (4’6”) There is a TV with Freeview, DVD player and iPod docking station. Guests are welcome to use the washing machine once a week and there is an iron and ironing board in the room plus a hairdryer . Bed linen and towels are provided and are changed weekly. The owner is retired and so although the bathroom is shared with her, she will rarely need to use it when you do. There is an over the bath shower. Guests are welcome to use the kitchen to prepare simple meals for themselves in the evening and they can help themselves to tea and coffee at all times. When the owner is home, there is full use of the beautiful garden to take tea and watch the birds in the trees and the fish in the pond.

Free wireless (wifi) internet if you bring your laptop. Sorry but no children under 10. This is a no smoking household. Please note check in and check out can be flexible where possible but normal times are check out between 10 to 11 am and check in from 1pm. You can arrive before these times and leave luggage. If there are no other guests arriving and departing on your days then the owner might accomodate your wishes please ask when booking.

Breakfast
Continental breakfast is a relaxed affair. Guests will be able to help themselves and eat in the privacy of their own room or in the garden. You can choose from toast, fruit juices, cereals, tea and coffee.

Local Attractions
All that central London has to offer is within very easy reach, but you are in a quiet area with less 'city' bustle. Perfect for a relaxing break.

The only thing I regret with my stay at Nix's B&B is that I could not stay any longer. Everything is clean and neat, bearing witness about Nix's desire to keep her customers satisfied and feel comfortably at home like the fresh cut roses and the fruit in the tastefully furnished room. I will surely come back again and enjoy this atmosphere of hospitality.

When I first came into the room I thought, "Wow, we are so lucky..." When I planned this trip, the most difficult thing was choosing accomodation but it was perfect decision.
